Land Transfer Tax Details

In most of the provinces of Canada, Land Transfer Taxes are added with the closing expenses of the buyer. In case you live in any of the three provinces, Alberta, rural Nova Scotia or Saskatchewan, you are exempted from paying this tax, but a property purchase in any other province will include the land transfer taxes with the deal. As per the Canadian land law, the taxes levied on the property for changing of ownership are the liability of the buyer. The total tax amount usually ranges within 0.5% to 2.0% of the total cost of purchase, depending on the province you live in. 

There are also complicated multi-tiered taxation systems in some of the provinces. As for example, in case of buying a property of $300,000 in the province of Ontario, the buyer will be charged 0.5% on the first $55,000; 1% for the amount within $55,000 and $250,000, and for the remaining $50,000 he/she will be charged at 1.5% which will make the total payable tax $2,975.00.
